How we work

Our process — from first call to final walkthrough.

Every project moves through six steps. Each one has a clear purpose, a clear deliverable, and a clear handoff. Insurance-driven work runs through Xactimate from the start so what we write matches what your carrier reads.

Construction goes sideways when steps get skipped, scope is fuzzy, or paperwork drags. Our process exists to prevent each of those failure modes. You always know what step we are on, what we need from you, and what comes next.

  1. 01

    Inspect

    On-site walk-through of the property and the problem.

    We walk the property with you. For storm and insurance work, we document conditions thoroughly — photos, moisture readings where relevant, dimensions, existing-condition notes. For new construction or renovation, we listen to what you actually want and we look at what the site, the permits, and the budget will allow. No charge for the initial site visit in our standard service area.

    What we need from you

    Access to the property, any prior reports or plans you already have, and a real conversation about budget and timeline.

  2. 02

    Estimate

    A real, line-item estimate — Xactimate where insurance is driving the work.

    We produce a line-item estimate, not a one-page lump sum. For insurance restoration work we write the estimate in Xactimate — the same software your carrier uses to evaluate your claim — which removes most of the back-and-forth about what individual line items should cost. For non-insurance work we use a comparable line-item format so you can see exactly where the money is going and where there is room to value-engineer if the bid comes in high.

    What we need from you

    If a claim is open, your carrier's contact info, your claim number, and the adjuster's most recent estimate.

  3. 03

    Contract

    A clear written agreement on scope, schedule, allowances, and exclusions.

    Once the estimate is approved, we put it into a contract that names exactly what is included, what is excluded, the schedule, the payment milestones, the change-order procedure, and the warranty terms. We do not use the contract to hide ambiguity. If something is genuinely uncertain at signing, the contract names it as an allowance with a stated assumption, not buried fine print.

    What we need from you

    Review, questions, and a signed contract. We expect you to take the time to read it.

  4. 04

    Permit

    Permitting, plan review, and engineering coordination handled on our side.

    We pull the permits. Sarasota County, Charlotte County, City of Sarasota, City of Punta Gorda, City of North Port — different jurisdictions, different submittals, different timelines. We know the offices, we know the inspectors, and we track plan-review status so the job is not waiting on paperwork when materials arrive. Where engineering, surveys, or special inspections are required, we coordinate those.

    What we need from you

    Owner authorization paperwork and any survey or as-built drawings you already have. Beyond that, the permitting work sits with us.

  5. 05

    Build

    Active construction with on-site supervision and weekly progress updates.

    Our crews and subcontractors execute the scope under direct field supervision. You get a single project point of contact who runs the job and answers your questions — not a call center. We hold weekly progress check-ins (more often on insurance work or fast-moving jobs), document the work as we go, and run change orders through the documented procedure rather than catching you with surprises at the end.

    What we need from you

    Decisions on selections (finishes, fixtures) by the dates we agree to in the schedule, and timely responses to any change-order requests.

  6. 06

    Walkthrough & Close-Out

    Punch list, final inspection, lien releases, and warranty documentation.

    We walk the project with you, build a punch list, work it down to zero, and pass final inspections. You receive lien waivers from us and from every subcontractor and supplier we paid on your behalf, plus warranty documentation on materials, equipment, and our workmanship. For insurance work, we close out the documentation file with your carrier so the claim closes cleanly.

    What we need from you

    A walkthrough on your calendar and an honest punch list. We would rather hear about a problem now than six months from now.
