    Walk the site or review the drawings. Build a conceptual budget for ownership, financing, or lease negotiation purposes.

    Design coordination & permits

    Work with architect and engineers. Pull permits. Coordinate with utility and AHJ requirements before site mobilization.

  3. 03

    Subcontract procurement

    Lock pricing with proven Florida subs. Bid management on the larger trades. Sequence the schedule around long-lead items.

  4. 04

    Site supervision & quality control

    Superintendent on-site. Weekly OAC. Quality control on critical work, code inspections coordinated proactively.

    Close-out & opening readiness

    Punch closed. CO obtained. Attic stock, warranty, and operations manuals turned over with the keys.

  • Do you do tenant improvements only, or full ground-up?

    Both. We’ve completed ADCS Clinics tenant improvements in Key West and Wildwood, and we’ve also built ground-up retail, convenience stores, and apartment complexes. The delivery discipline is the same — only the scope and permit path change.

  • Can you build for franchisees with corporate-driven specs?

    Yes. Dunkin’/Baskin, Best Western, Holiday Inn, Wyndham, and Marriott brand-standard work is documented in our portfolio. We read the brand standards, flag procurement and value-engineering risk early, and coordinate with corporate inspectors.

  • What size commercial projects do you take on?

    Our documented commercial portfolio spans $191,000 ADCS tenant improvement through $8.85M ground-up hotel construction. The sweet spot is $200K to $5M+. For projects above that, we run construction management at-risk.

  • Do you handle gas station and convenience store work?

    Yes. Dion’s #216 in Key West was a full gas station, convenience store, and car wash build at $1.5M. We have ongoing relationship work with Dion Fuels for multi-location convenience and fuel retail.

  • Are you licensed for commercial work statewide in Florida?

    Yes. Florida CILB Certified Building Contractor, license CBC 1258403. The CBC license covers commercial structures across the state.

  • How do you protect ownership on cost overruns?

    Conceptual estimating before contract gives ownership a real budget conversation, not an artificially low bid that triggers change orders later. On larger projects we deliver construction management at-risk with a published GMP. Either way the goal is no surprises at draw time.
