Building Damage Assessment You Can Hand to Your Carrier

Written, photo-documented damage assessments for commercial and residential properties in Southwest Florida. Xactimate-priced, code-referenced, and adjuster-ready.

Before you file, before you rebuild

A photo on your phone isn’t a damage assessment

Owners frequently call us with a folder of phone photos and a carrier estimate that feels low — and no third document that ties the two together. A real building damage assessment lives in writing: it identifies what’s damaged, points to the building code or manufacturer spec that governs the repair, and prices the work in software the carrier recognizes. We produce assessments as standalone deliverables — meaning you can engage us for the assessment, take it to your adjuster, and decide separately whether to hire us for the rebuild. The assessment gives you leverage and a record. Everything else follows from there.

What a CCL damage assessment delivers

  • On-site inspection of damaged areas with measured documentation
  • High-resolution photo log organized by area, system, and damage type
  • Moisture readings and infrared scans where water damage is suspected
  • Code reference for repair requirements (Florida Building Code citations)
  • Xactimate line-item scope priced at current SWFL rates
  • Hidden-damage flagging — items likely to surface during demo
  • Written narrative summary suitable for the carrier file
  • Ordinance & Law / code-upgrade considerations called out separately

Why our assessments hold up under carrier review

CBC 1258403 — written by a licensed GC

Assessments come from a Certified Building Contractor, not a salesperson — the same credentials that would do the repair.

Xactimate pricing, current and defensible

Adjusters can re-run the file in their own copy of Xactimate. Pricing surprises shrink.

Building damage assessment — common questions

  • Is the assessment free?

A no-commitment site visit and verbal evaluation is free. A written, photo-documented, Xactimate-priced assessment is a paid deliverable — quoted by property type and scope before we start.

  • If I hire you for the rebuild, is the assessment credited?

Yes — when we contract the rebuild that follows from our assessment, the assessment fee is credited toward the project. This is documented in the engagement letter.

  • Can you assess damage without entering the building?

Limited assessments are possible from the exterior + drone, but full assessments require interior access. Hidden damage usually requires inspecting wall cavities and ceilings.

  • Will the assessment hold up if my insurer disputes it?

It’s built to. Photo evidence, code references, and Xactimate line items are the same currency the carrier uses. Disputes still happen — but the assessment gives you ground to stand on.

  • Is an assessment the same as an engineering report?

No. We assess construction-related damage. Structural engineering reports require a licensed professional engineer. When we see indications a PE report is needed, we’ll say so and coordinate one if you want.
