  • What delivery models do you offer for custom homes?

    Lump-sum, GMP with shared savings, and cost-plus with a not-to-exceed cap. Most custom builds in this price range go GMP or cost-plus because selections evolve through the build.

  • Do you work with my architect, or do you have one?

    Both work. We frequently bid completed plans from an architect you’ve already hired. If you don’t have one yet, we can recommend several SWFL architects we’ve worked with.

  • How long does a custom home take?

    10-16 months from permit to CO for a 2,500-4,500 sq ft custom home, depending on site complexity, foundation type, and finish level. Coastal pile foundations add time.

  • What about hurricane resistance and insurance?

    Built to current Florida Building Code wind-resistance requirements. Wind-mitigation form filed at completion for insurance discount eligibility. Impact-rated openings standard in coastal zones.

  • Can you build on a coastal/flood lot?

    Yes. Coastal builds with pile foundations and elevated first floors are standard in SWFL. FEMA flood-zone requirements and BFE compliance are part of the design and build.
