Getting the sequencing right — which trades go first, where temporary services bridge gaps, when occupants can be on-site — is the difference between a 6-month project and an 11-month one. We’ve managed building-wide remodels across hospitality (Convert Travelodge to Holiday Inn Kissimmee — 2 eight-story buildings, 435 rooms, $8.85M) and commercial (Lewis Property Investors shopping centers Melbourne and Big Pine Key). Can you keep tenants in the building during the remodel?
Usually yes, with phased work and tenant communication. Some remodels — major MEP overhauls especially — require temporary tenant relocation for portions of the work. We’ll model both scenarios.
How long do whole-building remodels take?
Small commercial buildings: 4-8 months. Multi-story or multi-building: 8-18 months. Variable mostly depends on permit cycles and how aggressively the schedule is phased.
Do you handle elevator modernization?
Coordinated through licensed elevator vendors. We sequence the work, manage the downtime communication with tenants, and handle the building modifications around the install.
What about code upgrades triggered by the remodel?
Scoped up front. When 50% or more of a building is being remodeled, broader code upgrades may be triggered — fire-suppression, ADA, life-safety. We document the trigger thresholds and code-required upgrades in the scope.
Can you remodel a building with mixed commercial and residential?
Yes. Mixed-use adds tenant coordination complexity (two different lease types, sometimes two different code classifications) but it’s normal for SWFL multi-use properties.
