What size projects do you typically take?
Residential renovations from about $150K up. Commercial renovations from $250K up into the multi-millions. We’re not the right call for a kitchen-only swap or a single-room paint job.
How do you handle change orders?
Written, signed, and priced before the work is done. We don’t do verbal change orders. If hidden conditions show up during demo, we document them, propose the change, and wait for sign-off.
Do you work on lump-sum or cost-plus?
Both. Well-defined renovations get lump-sum. Evolving scopes get a GMP with shared savings. We’ll recommend the model that fits your scope clarity and risk tolerance.
Can you work with my architect or designer?
Yes, regularly. Coming in during design lets us value-engineer before drawings are committed. We’re also comfortable bidding from a completed set.
What permits will the project need?
Depends on scope — structural, electrical, mechanical, and plumbing trade permits as applicable, plus the master building permit. We handle pull and inspection coordination.
